A section 21 periodic notice is used when a landlord wants to take possession of their property from a tenant whose tenancy has become a statutory periodic tenancy.

This is when the tenancy agreement has expired and the tenant continues to live in the property without signing a new tenancy

A section 21 fixed notice is used when a landlord wants to take possession of their property from a tenant during the fixed term of their tenancy
